Mortgage help
Talk to a broker
who still does the work.
Buying. Renewing. Refinancing. Investing. I'm a Principal Broker and co-owner of Yournesta Financial, but I still work on mortgages: I still talk to clients, structure files and underwrite. Because if I'm going to advise you on one of the biggest financial decisions you'll make, I should still be doing the work.
More than a rate
A mortgage isn't just a rate.
Rate matters.
But so does everything attached to it.
Your payment.
Your amortization.
Your flexibility.
Your plans for the property.
Your ability to make extra payments.
What happens if you sell.
What happens if you refinance.
What happens if your life changes.
And sometimes, what looks like the cheapest mortgage on the surface isn't necessarily the mortgage that makes the most sense for you.
My job isn't simply to quote you a rate.
My job is to understand what you're trying to accomplish and help you make a mortgage decision around that.
How I work
I don't just broker the mortgage. I underwrite the file.
This is one of the biggest differences in the way I work.
A lender isn't just looking at your mortgage amount. They're looking at the entire file.
Your income.
Your credit.
Your debts.
Your down payment and where it came from.
The property.
Your ratios.
Your documentation.
The way the application fits their lending guidelines.
And sometimes the exception we're asking them to make.
I want to understand those things before your application reaches the lender.
Where are the strengths?
Where could there be a problem?
What needs to be documented?
What needs to be explained?
Which lender is likely to understand the file?
And how should the application be structured before we submit it?
I don't believe in throwing a mortgage at lenders and hoping somebody says yes.
Build the file first. Then place the mortgage.
The lender makes the final lending decision.
Where I start
Start with the person. Not the product.
Before I recommend a mortgage, I want to understand what the mortgage actually needs to do for you.
Why are you making this move?
How long do you realistically expect to keep the property?
What's important to you right now?
What could change over the next few years?
Is the priority the lowest payment?
Paying the mortgage down faster?
Flexibility?
Access to equity?
Consolidating expensive debt?
Building an investment portfolio?
Or simply knowing you've made the right decision?
Once I understand the plan, we can talk about the mortgage.
Not the other way around.
Rate and structure
Rate matters. Structure matters too.
Two mortgages can look almost identical until you understand what you're actually agreeing to.
Fixed or variable.
Three years or five.
Twenty-five-year or thirty-year amortization.
Prepayment privileges.
Penalty calculations.
Portability.
Refinancing flexibility.
Restrictions.
And the actual cost of the mortgage.
That's why I don't believe the mortgage conversation should end with: “Here's the rate.”
You should understand the options.
You should understand the trade-offs.
And you should understand why I'm recommending one over another.
Then you make the decision.
Your situation
What are you trying to do?
Buy a home
Choose your next stepWhether it's your first home or your next one, the mortgage should be worked out alongside the purchase — not after you've already committed to everything.
I look at qualification, down payment, monthly carrying cost, mortgage structure and what the purchase means for the rest of your finances.
Renew your mortgage
Choose your next stepYour existing lender will send you a renewal offer.
That doesn't automatically mean it's the right offer.
Before signing it, I can look at the rate, structure, remaining amortization, equity and whether staying, switching or restructuring makes more sense.
Refinance or consolidate debt
Choose your next stepSometimes the mortgage isn't the problem. Everything around it is.
Credit cards.
Lines of credit.
Loans.
Monthly payments.
Cash-flow pressure.
A refinance can sometimes reorganize that debt into a much more manageable structure.
But the objective isn't simply moving debt around. It's understanding the numbers and deciding whether restructuring the mortgage actually improves the situation.
Buy or finance a rental property
Choose your next stepInvestment-property financing has its own math.
Rental income.
Existing properties.
Debt servicing.
Down payment.
Cash flow.
Lender treatment of the rental income.
And how the next property affects your ability to finance the one after it.
The mortgage needs to fit the investment strategy.
Self-employed or complex income
Choose your next stepA strong borrower doesn't always fit neatly into a box.
Business owners.
Commission income.
Multiple income sources.
Recent employment changes.
Rental portfolios.
More complicated financial pictures.
These files often require more than filling out an application. They require understanding the story, the documentation and which lending approach actually fits.
Not sure what you need?
Choose your next stepThat's completely fine.
You don't need to diagnose the mortgage before you call me.
Tell me what you're trying to accomplish.
We'll figure out the mortgage from there.
Experience
Experience should show up in the file.
I've spent more than two decades in sales and leadership.
I've personally funded more than $100 million in mortgages.
Today, I'm Principal Broker and co-owner of Yournesta Financial.
I coach and train mortgage professionals.
And I still originate and underwrite mortgages.
Those things aren't separate to me.
Working on real files makes me a better coach.
Teaching mortgage professionals forces me to think clearly about process and decision-making.
And both make me better when I'm sitting across from a client trying to solve a mortgage problem.
I still do the work because the work matters.
A straight answer
Sometimes the answer isn't the mortgage you expected.
I don't need every conversation to end with the product I thought we'd use when we started.
Sometimes the existing lender makes sense.
Sometimes the lowest rate isn't the best fit.
Sometimes refinancing solves the problem.
Sometimes it creates a problem that isn't worth solving.
Sometimes we need a different lender.
Sometimes we need a different structure.
And sometimes the right answer is to wait.
My job is to work through the options with you and give you a recommendation I can explain.
Not force the file into a predetermined answer.
